We are always happy to help and give unbiased advise to all students about renting property and what they should look for in a property and Landlord and to help them ensure they choose the right property. The following questions may be helpful to you;
When are student houses available?
- Usually student rentals run parallel to the Academic year and Landlords rent from 1st July to 30th June
When can I start looking for student property?
- Most students start looking for the next years accommodation in December - February which is fine for typical student houses, but for those students looking for one or two bedroom flats, the best time is in May/June.
Why do I have to pay a deposit?
- The deposit is paid to cover the cost of any damage that may occur during the tenancy period. The deposit is held in a tenancy deposit scheme and refunded at the end of the tenancy, less the cost of any damage of the property or cleaning that maybe necessary to re-instate the property to its original condition.
Do I Need References?
- As part of the service that we provide to Landlords, we have to ensure as much as feasibly possible that the potential tenant will be a good tenant and pay the rent on time, therefore we have to take references to ensure we advise the Landlord correctly.
Do I need Guarantors?
- Yes, as your not working, then we do need a guarantor who will be legally liable for payment of the rent should this not be paid by the tenant.
What bills do I pay?
- Normally, the student would pay all the utility bills such as water, gas and electric for the property during the tenancy. Normally, students would have to also open a new account in their own names with the telephone provider. Most students are except from Council Tax.
Do I need Contents Insurance?
- Although its not compulsary we do recommend that students take out insurance to cover their personal possessions. We have teamed up with Endsleigh to offer an insurance policy especially designed for students.
Why do I have to pay Agency Fee's?
- As a company, we incur quite allot of costs in terms of both time and money with marketing properties to rent, arranging and attending viewing's. We also have to instruct credit searches and references on both the tenant and guarantor, therefore we do have to make an admin fee to cover all our costs.
Can I renew my tenancy for another year?
- Yes, provided the Landlord has been happy with the way the property has been kept and that the rent has been paid on time. As most Landlords will start to remarket the properties in January, its always essential to let the Landlord know of your intentions as early as possible..
